One Riverside, a new, 22-story luxury condominium tower developed by Dranoff Properties, is currently under construction with an anticipated completion in 2017. Located at the intersection of 25th and Locust Streets in the Fitler Square neighborhood of Philadelphia, the site overlooks the Schuylkill River and is adjacent to one of the main access points to the Schuylkill Banks, a wonderfully successful park and trail along the river that leads to the Philadelphia Museum of Art and beyond.CTo the south of the site is the Schuylkill River Park, a remarkable asset that serves the contiguous eclectic neighborhood. Its numerous features, including community gardens, are richly used and meticulously maintained.

With a triangular site tucked between these two parks, the site was formerly a surface parking lot. The residential tower is oriented east-west at the southern end of the site so as to minimize view shed disturbance and maintain as much permeability as possible to the trail and river beyond. A motor court, accessed from 25th Street, sits directly north of the tower and allows for off-street resident pick up and drop off as well as access to a residential parking garage below.

To the north of the motor court is a large, landscaped garden and lawn for resident use. To the south of the tower sits a rain garden as well as an outdoor terrace space with an outdoor kitchen and fire pit.

In all the building provides 82 residential units that range in size from One to Four Bedroom and includes two Penthouse units. A majority of the units have balconies or terraces, with many units having views in three directions. Amenities include an indoor Swimming Pool, Fitness Center, Board Room and Club Room at the Second Floor, as well as a Guest Suite for resident use when friends and family visit.

With a tower clad in window wall and light colored metal panels, and a brick and travertine base, One Riverside looks to be a contemporary addition to the Philadelphia skyline.
